Land surveying in Canada: frequently asked questions
These answers are general. For your situation, check the official sources listed below or ask a professional.
Who can do a boundary survey?
In Canada, legal surveys are signed by a land surveyor commissioned by the provincial association (or a Canada Lands Surveyor on federal lands such as reserves and national parks). You can check a surveyor's commission with the provincial association.
What is a Real Property Report?
It is a legal document prepared by a land surveyor that shows the property lines and the location of buildings and improvements. It is called a Real Property Report (RPR) in Alberta and Saskatchewan and a Surveyor's Real Property Report (SRPR) in Ontario, and lawyers or lenders often ask for one when a home is sold.
Do I need a survey to sever my lot?
Yes. After municipal approval of the severance or subdivision, a land surveyor prepares the plan that is registered at the land registry office.
